SETHIA MARINE VIEW is a planned and future mixed-use development project by SETHIA DEVELOPERS. MahaRERA approved the project with a certified RERA ID of P51800047794 on November 29th, 2022. This indicates that the project has received the necessary regulatory approvals and is proceeding according to the approved plans and specifications. The mixed-use nature of the project means that it will include both residential and commercial units, providing a range of housing and business options for the residents and investors.

The development is being built at GORAI II, BORIVALI WEST, Mumbai Suburban, and is expected to be completed by 30/06/2026.

Technical details as per MahaRERA for the project:-

The plot bearing no/survey number of the Sethia Marine View development is PLOT NO 63, CTS NO 18(pt). The east boundary of the project faces By Plot No 62 and 61, the west boundary faces By Plot No 64, the south boundary faces By 30 sq mtr Cluster No 166 and 167 pt, and the north boundary faces Road towards By 27 45 M wide L T road. This information is useful for understanding the location and boundaries of the project, and it can be used for navigation and other purposes.
According to the information available on the MahaRERA site, the developer of the Sethia Marine View project suggested two wings in the layout/plots and received sanction clearance for both wings.

The total project/plot area of the project is around 1756.25 sqmts. There is no provision for recreational open space. The entire allowed build-up area of the site is about 13431.60 sqmts, and the total area sanctioned for development under MahaRERA is 2107.5 sqmts. The remaining 11324.1 square meters are still pending RERA sanction.

The project has not yet been authorized by the Municipal Corporation of Greater Mumbai (MCGM).

Building details of the project:-

The Sethia Marine View project has received RERA approval for two different wings of the building, with eleven floors and one basement facility each, as well as one stilt and one plinth. The total number of units/apartments in wing A is 85, and in wing B it is 93. There are no podiums or parking lots available for the project, but the developer has proposed 35 covered parking spots for the residents.

The Sethia Marine View project is divided into residential and business portions. The residential portion of Wing A consists of 1bhk, and 2 bhk apartments, with the carpet area for 1BHK unit starting at 35.77 sqmts and ranging up to 37.25 sqmts. The 2BHK units have a carpet area ranging from 51.65 sqmts to 52.58 sqmts. The commercial units in the project have a carpet area ranging from 210.89 sqmts to 213.68 sqmts

Wing B of the Sethia Marine View project consists only of residential homes, with no space allocated for commercial use. Wing B contains 1BHk and 2BHk flats, with the carpet area for 1BHk units ranging from 35.77 sqmts to 37.25 sqmts. The carpet area for 2BHk units ranges from 52.58 sqmts to 61.32 sqmts.
